Inviting Interiors

  • Interior doors to be Series 800 Colonist doors with polished brass fixtures
  • Interior doors and trim will be finished with semi-gloss paint
  • Smooth painted 6" decorative columns, as per plans
  • Oak handrails and pickets in a natural finish with one coat of sealer and one coat of clear urethane (excluding basement stairs), stringers to be painted
  • Interior walls are finished with one coat of primer and one coat of quality flat paint, excluding the kitchen, bathrooms, and laundry room (if finished as per plans), which will be a semi-gloss paint
  • 35 oz. wear-resistant broadloom carpeting on 5 1/2 lb. chip underpad
  • Hand laid ceramic tile flooring in foyer, kitchen, eating area & powder room
  • Quality no-wax cushion flooring in all full bathrooms, ensuite and laundry as per applicable plans
  • Metal, wood or marble thresholds where flooring abuts another flooring material, at Vendor's discretion, premium may apply
  • Textured ceilings with smooth trim throughout. Kitchen, washrooms and laundry room (if finished, as per plans ) to have smooth finished ceilings
  • All closets come complete with shelving, where applicable
  • Optional Gas Fireplace, 33 Direct Vent, complete with wooden mantle and brass trim as per plan and Vendor's samples

General

  • The Vendor will enroll the house in the Tarion Warranty Program, and purchaser agrees to pay Tarion enrollment fee as an adjustment on closing
  • Where the purchaser is given the choice of materials or colours, the purchaser agrees to confirm such choices to the Vendor within seven (7) days of being requested to do so, and that in the event such confirmation is not received by the Vendor within the prescribed time, the Vendor shall make such choices on behalf of the purchaser
  • The purchaser shall have the choice of colours from the Vendor's samples of the following, provided they have not yet been installed or ordered from the manufacturer at the date of executing this Agreement:
    a) ceramic tile flooring
    b) cushion flooring
    c) ceramic tile for tub/shower enclosures and for tub backsplash
    d) Cabinets and countertops for kitchens and washrooms
    e) Broadloom (2 choices)
  • The Vendor reserves the right to substitute materials with that of equal or better quality
  • Ceilings and walls may be modified to accomodate mechanical system
  • Door swings may be different than those indicated on brochures, purchaser agrees to accept changes to swings adjusted at the Vendor's discretion
  • Light coloured carpeting and flooring may be subject to yellowing and fading after use or exposure to sunlight or discolouration at walls and sub-floors due to filtering process that occurs with forced air heating. Such fading and discolouration will not be covered under any warranty
  • The Purchaser acknowledges that cupping or gapping may occur with Hardwood Flooring, due to normal fluctuating humidity levels, these are both considered acceptable under industry standards
  • The Purchaser acknowledges that uniformity and colour variations may occur from the Vendor's samples in finished materials
  • Due to municipal grading requirements, steps at front, rear and garage may vary to the plans and home also may be built in reverse to what is shown
  • Front or Rear railings may be required by municipal grading requirements, or at the Vendor's discretion and may vary from the plans shown
